Maintenance Requests and General Repairs

Our maintenance crew takes care of all general repairs and preventative maintenance of Jefferson Village Apartments and property. Emergencies are given top priority and include such problems as: sewer back up; heating problems; non-working toilets, and flooding.

Work orders are assigned in order of priority:

Emergency - These work orders are assigned to the appropriate maintenance staff as soon as the office has been notified and are taken care of immediately.

Within 24 Hours - These work orders are assigned to appropriate maintenance staff within 24 hours of receipt of work order (i.e., running toilet, dripping faucet, blown light bulbs).

Standard - The following work orders are assigned to the appropriate maintenance staff and a judgment on how soon there will be time available to do this work order (i.e., picture hanging, plastering cracks.)

Preventative - These work orders pertain to installation of new appliances such as toilets, refrigerators, stoves, etc. and are done on a continuous basis as funding allows.

To Report a Routine Work Order During Normal Business Hours

Work Order Requests are to be submitted prior to any maintenance staff assisting you. The requests are located in the laundry facilities and outside the main office. They are be turned into management or to the communication box outside the office. You may also call the office to report an issue. When leaving a message, please state your name, address, telephone number, and what needs to be repaired.

Tenants who are registered users of the Tenant Portal may enter non-emergency work orders at any time using their Tenant Portal.

To Report an Emergency During Normal Business Hours

If it is an emergency request during normal business hours, speak directly to management. You may come to or call the office. If management is not in the office, please call the emergency line immediately. When leaving a message for an emergency repair you must provide your name, address, telephone number where you can be reached along with a detailed description of the emergency.

Emergencies after Business Hours

If you need emergency repairs after business hours, call our maintenance emergency line. When leaving a message for an emergency repair you must provide your name, address, telephone number where you can be reached along with a detailed description of the emergency.

An emergency is defined as an occurrence that poses a threat to health and safety of you or others. Examples of Emergencies are as follows:
  • Danger or potential danger to life or limb caused by a maintenance issue
  • Fire/Explosions – Fire Department must be notified
  • Elevator out of order
  • No Heat
  • No Hot Water
  • Main sewer lines backed up
  • Water Leak
  • Roof Leak
  • Overflowing Toilet
  • Smoke Detector Malfunctioning
  • Alarming Natural Gas Fumes or Leak
  • Malfunctioning Elevators or Lifts

Please, always call 911 first for all major emergencies including: burglary or vandalism, fire, criminal activity on the premises. After reporting the emergency to 911, call our maintenance hot-line to notify our maintenance staff.

Residents are not charged for normal wear and tear maintenance needs in their unit. However, if damage is caused due to tenant abuse or negligence, the resident will be charged for the cost of repairs. A current list of maintenance charges are available in the main office.

Lock-Outs

There is no charge for lock-outs during normal business hours. However, lock-outs after hours will be charged according to the maintenance schedule of charges available in the main office.
